Why Are These Pool Quotes So Different?
Same backyard. Same idea. Very different documents. So what’s going on?
We break down the real reasons pool quotes can vary so much — and what to look for before you decide.
It’s not just a price difference.
Pool quotes can vary widely because each builder may include different levels of detail, products, finishes, allowances and even what’s excluded.
A lower price may be genuine value – or it may simply include less. The key is to understand exactly what you’re comparing.
- Basic pool size
- Standard equipment (unspecified)
- Allowances for excavation
- Minimal details
- Limited inclusions
- Some items excluded
- Detailed specifications
- Product brands and models
- Clear inclusions and allowances
- Engineering and site details
- Landscaping/surrounds items
- Clearer scope and exclusions
Key takeaway
A longer quote isn’t automatically better, and a shorter quote isn’t necessarily worse. It’s about what’s included, what’s excluded and how clearly it’s documented.
8 key areas where pool quotes can differ
01
Excavation & site conditions
What’s included? What happens with rock, difficult access or unexpected ground?
02
Soil & spoil removal
Is excavation material removed from site? Or is this the owner’s responsibility?
03
Pool structure & engineering
What’s included in the structure, design and engineering? Are there differences in thickness or reinforcement?
04
Equipment
Are specific brands and models included, or is it a generic allowance? This can make a big difference in quality and price.
05
Finishes
What interior finish, waterline tiles and coping are included? Are specific products included, or are they based on allowances that could change the final price?
06
Surrounds & landscaping
What areas are included? How many square metres? What finishes are allowed for?
07
Fencing, certification & approvals
Are council approvals, certification and fencing included? Or are these separate costs?
08
Provisional sums, exclusions & variations
What items are provisional sums? What’s excluded? What might change the price after signing?
Where the Surprises Can Happen
- We went with the cheapest quote and quickly hit extra costs for rock excavation that wasn't included
- We upgraded the fencing, but the final invoice was much higher than expected.
- What looked like a big saving upfront ended up costing us more once variations were added.
7 Questions to ask before you decide
- What exactly is included in the quote?
- What is specifically excluded?
- Which items are allowances or provisional sums?
- What circumstances can change the contract price?
- What quantities have been allowed for?
- Which products, models and finishes are specified?
- If I compare this with another quote, what might they have included that you haven't - or vice versa?
A good quote should help you understand what you’re buying — not just what you’re paying.
